We know very well how hard it is to buy a home in the Las Vegas valley right now. In fact, the local housing market is as “tight” as it’s been in years. Home inventory is down and prices are up.

You need to have a proven strategy to compete in this “buyer’s market.” So here are 8 of our best tips and tricks for buying a Las Vegas or Henderson, NV home in 2017:

1) Work with an experienced agent – Don’t waste your time (or money) dealing with realtors who don’t have extensive experience in the local market.

2) Adjust your criteria – In a tight market like this it’s best to be flexible. You might be pleasantly surprised!

3) Get pre-approved for a loan asap – It’s vitally important to know what your “buying power” is and to determine what monthly payment you’re comfortable with.

4) Have an offer strategy – Look at accurate comparables (“comps”) and develop a good offer strategy to avoid wasting your time and/or money!

5) Act fast – In a “buyer’s market” you need to move fast. As soon as you find a home you like, you need to jump on it.

6) Make a strong offer – Making a strong offer can improve your chances of getting the home.

7) Work with the home inspection results – Don’t be afraid of “fixer upper” homes.

8) Stay encouraged – It’s easy to become discouraged in this type of market but there’s no reason to, especially if you have the help of a top real estate agent!

With more and more people relocating to Southern Nevada from Southern California the overwhelming savings with their cost of living is still leaving many transients in shock. Their dollar is stretched much farther allowing them a luxury lifestyle that was unattainable in tax heavy California.

He grew up on the east side of the city, attended Las Vegas High School, played a season at the College of Southern Nevada, and still spends much of the off-season here close to his family and friends.

Even though he’s worth millions and could live literally anywhere in the world, Harper recently decided to buy a beautiful luxury home in Henderson, NV — Vegas’ “little brother” to the south. Here are 10 interesting things to know about the MVP slugger’s new mansion…

  1. It cost $2.7 million. Pricey but, since Bryce will soon have a new contract worth $100’s of millions, we think he can afford it.
  2. It’s practically brand new. Construction was finished just last year.
  3. It features a modern spin on the ‘Prairie School’ architectural style. That’s a Midwestern style but it’s not uncommon here in the desert southwest.
  4. It’s 7400 square feet. Still not big enough to contain one of Bryce’s home runs.
  5. It has a ‘wine wall’ that can hold nearly 400 bottles of hooch. Since Harper is a Mormon and non-drinker, we assume it’ll be used to hold his baseball trophies.

  7. It has an indoor ornamental garden feature. Perfect for the nature lover who doesn’t have a lot of free time to actually spend in nature.
  8. It has a swimming pool with a raised spa and an amazing view of the Las Vegas Strip. Because even people who live in luxury Henderson homes want to see what’s going on in Sin City.
  9. It has a chef’s kitchen featuring quartzite countertops and an island bar. Just like Bryce, quartzite is native to Nevada.
  10. It has 5 bedrooms, 5 bathrooms, and a large game room. Harper has stated many times that he doesn’t like to “party” but, if he ever changes his mind, he now has the perfect home in which to throw blowouts.

We’re very glad that hometown hero Bryce Harper has decided to stay in the Vegas area and, especially, that he’s chosen to live in our beautiful city of Henderson, NV. Episode 3 of “Moving to Lennar Aventine”

One more week of progress and it couldn’t come any sooner….this hotel life is getting really old! Luckily our new home and the Aventine community is nearing the home stretch. Since Episode 2 they’ve installed the drywall, door frames, and added the stucco to the exterior. It looks like a home! Progress at Lennar’s “AVENTINE” in Seven Hills, Henderson

Talk about progress! Since my last visit at the Lennar Community “Aventine” in Seven Hills, they’ve framed a number of homes! The neighborhood is really coming along! They’ve graded the land, built walls, added landscaping, installed the entrance gate and prepped the land for the community park! There’s been a lot of interest in these homes so don’t hesitate.
